Closing Costs

There are certain standard costs associated with obtaining a mortgage. These fees may be split between the buyer and the seller on a purchase (as spelled out in the sales contract), paid at closing or perhaps rolled into the new mortgage amount for a refinance.

As you or your Realtor negotiate the sales contract or my appraiser attempts to obtain the highest value for your home, I will not only work to get the interest rate you want, I will also work to limit the amount of closing costs for which you will be responsible. I will keep my eyes on the market and if possible, I will reduce your rate and or fees if the market warrants.

I will walk you through the closing costs as outlined on the Good Faith Estimate, answering any questions you may have and I will further explain which costs are decreed by law to be calculated into your APR. 

Good Faith Estimate

Borrowers & Rate Shoppers will receive a "Good Faith Estimate" of closing costs immediately upon their request. I will itemize all of the fees that are applicable and will submit to you my very best offer initially. Once loan application has been made, an additional estimate will be part of the loan application package that you will receive from me via email. The estimate is based on my experience with several of my preferred lenders and will include all of the closing costs disclosed up-frot. My closing costs are guaranteed to be within $200 from the date of my original quote and that on the day of closing. For those of you that are Rate Shopping, I will be glad to review the Good Faith Estimates that you may obtain from competing lenders/brokers answering questions and highlighting missing costs that you may need to be aware of. Don't forget one of the many golden rules: If it seems to good to be true-it probably is!
